5 things every lease agreement means to be!

One liner for lease agreement – keywords made of figures, span and eviction policies.
I think it’s totally elementary for a person to lookout for certain things in a lease agreement.

Individual/Group tenancy agreement
Moving in with more than 3 people and still asked to sign a group tenancy agreement. Something that cannot be taken for granted. While negotiating occupancy rules, asking for individual tenancy agreement is the first ever thing one should be concerned. Hmm…the fellow vanishes in the mid year, and I paying a ransom for his sake? Nah!! I’m not up for being swapped as baits.
(A tenant in your shoes, I’d go for “Individual tenancy agreement” for sure. Nobody could be damned Cinderella being counted for the deeds of her sorority sisters).
Pet friendly apartments
People have their pet peeves. But, it’s decoded by the landlord in his lease contract. One would never miss out on this part. A pet is a family, and cannot be taken for granted, It should be lying somewhere in between the lease agreement. Not just figurative, but for real!
Rent, rent arrears, late fee
In case, there’s an arrear, what would be the late fee? Do they adhere to state regulations in terms of percentage in rental increase? Also a check on security deposits and it should mentioned right there. Economy is unpredictable and the span of grace period is supposed to be checked.
Occupancy rules
How many of them?
Who’s in charge of collecting the rent from housemates?
Number of sleepovers per month
(Without waking up the entire neighborhood)
Unexpected guests staying for a week
Eviction policies
Parking space
Addition of housemates allowed
Smoking and liquor
Common area cleaning
Renter’s insurance
Maintenance/repairs
Who’s going to fix the oven and internet cable? Would the tenants get reimbursement, if they take care of repairs?
Not all rental apartments come with refrigerator and internet connection.

Décor Ideas for your Home

Minimalism to tropical rainforest would be the theme this winter.
Here come cheap décor tricks to turn your space into a tropical paradise.
A medley of diffused light and darkness
Underplay of light and darkness drapes the living room with the color of medieval Tropical villa. Vaulted ceilings embrace the space with the touch of Saint Kitts Island.
Beige walls, tropical pot plants, and natural rugs are good enough for budget tropical home décor.
Walking into any of the thrift shops, we would be able to find a used vintage French Gilt mirror. Images of natural fiber lampshades on such mirrors trigger the climate you’re vying for.
Florida-styled bedroom
You enter the house with snowflakes falling off from your trench coat. By the time you enter the bedroom, you feel the quirky warmth spreading into your ears.
Neutral walls, jute accessories, and bright foliage create a Florida-styled ambience.
When we say ‘tropicalling’ a home in the US, there go some potted rainforest plants. Not costing an arm and a leg, they unleash the wildness of cheap tropical home décor hacks.
Pot-plants loving moist and sun
Your space looks absolutely a Tropical paradise when it’s decked with leafy friends.Trusted into a pair of hands that’s good at handling heat and moist they bloom at any point of the year.
Elephant’s Ear – Sprouting from underground dorms, they show-stop as a real tropical home décor.Large ears like leaves with patches of bottle green and purple survive when pruned under shade.
Like the rest of its tropical potted clan, it loves to be on a wet bed.
You don’t have to wait for spring to find them blooming. Being in love with the sun and moist for decades, indoor tropical plants bloom till the very time they’re pruned.
Even their price tags are quite attractive.
One cannot turn as rugged as old China! After all, it’s the cozy tropical home décor they’re going to wake up to.

Able to afford such a chunky rent? Then, why to forgo the luxury of off-road parking? Orange sunset gleaming on San Francisco Bay is such a sight. Renters living in such an expensive community would find it worth to pay high-end figures. Elevations of Eastern Hills are the center stage that makes room for classy musical concerts and subtle neighborhood.
Hmm-Mmm, this is the average monthly rental for 2 bedroom apartment in inner city.

South Beach – Miami shores starts from $ 4,200

Do you believe that upper rooms should be occupied? Clearly, that break corner is in our grasp. Cash is not absolutely entertaining. Leasing sublets implies genuine leasing without cutting back. Cash spent on upper room rebuilding, and it does justified, despite all the trouble. Profiting out of home is not a luxurious situation, but rather including little hacks as tree house or the deserted playhouse looking unobtrusively from greenery enclosure would do.

Storage room rebuilding: Who said that it needn't bother with a makeover? It could be a comfortable room included with reasonable storage room. Universal understudies can't manage the cost of living in residences. So they personality fret getting a charge out of a satisfying stay in a decent ol' loft.

$49,500, for a normal storage room rebuilding - a venture does justified, despite all the trouble. Not an amazement, judicious property holders give it a facelift by introducing a 5-by-7 shower with shower. Stroll in storage rooms aren't a trick of the trade, so it brings home the bacon in the organization of roomies.

Pop-up eateries: Modern tenants affection to chillax, whilst they're vigilant for moderate rental rooms. What is served?

Where is it served?

Storm cellar rooms: And the financial backing is the amount you're sharp about its facelift! Closer to establishment, protection and window require loads of work. Clothing units joined draw the group towards the table. Cutting edge rent outs are chic and looks like parlors on occasion.

This is the least expensive in the midst of the event rent out hacks. Giving it a space like lift, small shower with shower and clothing units, it ends up being the ship wheel of little fortune.

4 Common rental scams, under your march!

Not beating about the bush, 4 common rental scams look like the ever-trending ones. Prologue with student tenancy then rental apartments, Nigerian prince and vacation rentals
…the last one trending on the list
One shouldn’t be having the shock of their life if they find a house on repossession, shimmering to the heights online, with the sign board, “For sale”.
Stolen rental ads and IDS
Poor landlords! Their rental ads are stolen or hijacked by craigslist entities. This is why they look way too genuine.
Copy & paste rental listings
It’s done! Everything looks so real because some real people own them – address, pictures, amenities, address.
Except for the email id, which is the con-artist exclusive.
Phantom rent outs scam
You wire the security deposit, only to find that you’re stranded on the streets. No such property, as addressed in the listing exists. Con men create properties those never exist.
Eviction notice scam
You never knew who knew about you battling finances and rental arrears. You find a letter in the mail box, only to find that you can elude eviction with the help of EVICTION PREVENTION SERVICES.
All you have to pay is just $3,000!
And this is the epitome of eviction scam!!!
What not?
No genuine landlord or roommate would always be out of country on a mission.  Let’s put ourselves in their shoes. Would we be sitting abroad in the far east of Slovakia, sketching plans to hand over the key?
A CSI deal? Nah!!!
Have you ever visited the rental apartment/property in person? The answer is no, and the rest goes without saying.
R & D, that’s not a cliché, forever. I’d be looking for rental vacancy rates, average amount of rate and, above all, reviews by renters.
Ugh, fake IDs. I neither work for the University of California, nor own the property listed online. Still, I could breach it. I know my onions, so it’s not a Himalayan task to email you a fake driver’s license.
Anti-rental-scam victim will verify with a realtor. Next comes my ID check. Realtors knew me better. Then, you get to know how grotesque it would’ve been.
In most cases it’s the students, who become the hottest targets. Hard earned money purloined by rental scammers is more than a pain. Life savings washed out as security deposits isn’t that easy to take.
Jennifer Abel, reporter at Consumer Affairs says, “Anytime you are looking for a rental there’s always a possibility a scammer is behind it.”
